Queenstown hotel occupancy dips below 50% as resort waits for ski

5th June 2025 By Staff Reporter | news@propertyticker.co.nz | @propertyticker

A cold snap with snow this week will hearten Queenstown’s hoteliers as the region’s ski fields count down to opening on 14 June.

Figures from STR show average occupancy last week across the destination’s hotels fell below 50%, the lowest recorded so far this year.

In comparison with the week of 26 May – 1 June 2024, Queenstown recorded for the week of 25-31 May 2025:

  • An occupancy rate down 10.7% to 47.3%
  • Average daily rate (ADR) up 0.1% to $214.01
  • Revenue per available room (RevPAR) down 10.6% to $101.27

All of the country’s major hotel markets slid into winter, with national RevPAR last week falling 7.8% on the same time last year to $102.29.

STR collects daily accommodation data from 44% of all hotel rooms in New Zealand, including 70% of all rooms in Auckland, 67% of all rooms in Queenstown, 52% of all rooms in Christchurch, and 50% of all rooms at Wellington hotels.
