A Singaporean developer has been granted approval to acquire a large undeveloped site in Queenstown for a new luxury lodge.

The Overseas Investment Office has given the green light to Beyond NZ HotelCo Pte. Ltd to purchase 27.49 hectares of land at Lodge Road, Jacks Point.
“The applicant is 95% owned by Tak Development Asia Pacific Pte. Ltd, a Singaporean property development company whose family‑owned Japanese parent company specialises in architecture and construction,” OIO said in a summary of its decision released on Wednesday.
“The land is currently bare land. The applicant intends to develop and operate a luxury lodge on the land.
“The main benefits to New Zealand are likely to include increased capital expenditure, the creation of employment and increased export receipts. It also advances significant government policies in relation to tourism.”
The OIO added that consent was granted as the applicant met the investor test criterion and the investment is likely to benefit New Zealand.
New Zealand-based Wild Grass Limited Partnership and Wild Grass Investments No. 1 were the vendors, with the former owning 24 hectares, which it acquired for $10m in 2016, and the latter owning 3 hectares, which it bought for $10,000 at the same time.
While the sale price of the land has not been disclosed, New Zealand Sotheby’s International Realty was marketing the 24-hectare part in 2023 and it expected to sell for more than $40m.
Sotheby’s said then that it was the only remaining luxury development site in Queenstown of real scale, privacy, and lake views.
